Thirty-One Per Cent Is Not A Majority. It Is A Warning.

Business Times picked up an NUS IREUS survey that asked a question most upgraders feel but rarely see quantified. Thirty-one per cent of respondents expect Singapore's private and HDB housing markets to structurally decouple. Not a cycle playing out. A structural split, driven by who buys what and how much they can pay.

Twenty-nine per cent gave a related answer: supply scarcity alone will keep private home prices firm, whatever the HDB market does. Add the two together and you have a large share of informed people saying these two markets are now running on different fundamentals.

The Ladder That Used To Work

Singapore's housing story has long been a ladder. You start in an HDB flat. It appreciates. You sell. You use the proceeds to buy a private condo. The system works because both rungs move in the same direction. Your equity grows, and the next property stays within reach.

That assumption weakens if HDB and private home prices start moving on different track. If private prices climb faster than HDB resale values, the gap widens. Your flat still goes up, but the target moves away faster. The upgrade that was affordable this year may not be affordable next year, even if your flat gained value.You can already see the fragments. HDB resale price growth has cooled in some segments while new launch private prices keep setting benchmarks. The GLS land bids that set the floor under future launches are not falling. And the private buyer pool has shifted toward investors, foreigners, and higher-income households who are not competing in the HDB segment at all.

What To Do About It

None of this is a prediction of a crash. It is a change in the arithmetic of upgrading. The survey captures sentiment, but the underlying forces are real and slow-moving.

The practical question for an HDB owner is simple: is the gap between the flat you will sell and the home you want to buy getting wider? If it is, then the cost of waiting is more than time. It is a moving target.
