When Was Bishan's Last GLS Site? 2015.
That is a ten-year gap with no fresh government land supply in one of Singapore's most settled, amenity-rich estates. URA just broke it, releasing a small residential plot at Lorong Puntong/Sin Ming Avenue. About 140 homes. A second, similarly small site at Kitchener Link near Farrer Park sits on the Reserve List.
Analysts are already circling. Four to eight bidders expected for the Lorong Puntong plot, with top land rates projected at $1,350 to $1,500 psf ppr. The tender closes September 15.

Why The Location Does The Heavy Lifting
Two details explain the interest. The site is opposite Ai Tong School, one of Singapore's sought-after primary schools. And it is a short walk from Bright Hill MRT, which will become a Cross Island Line interchange. Families pay a premium for a good school and a future transport link. The developer knows exactly who they are building for.
What This Means For Owners
At 140 units, this is a boutique parcel. That cuts both ways. Smaller sites are more manageable for mid-sized developers, so more can compete. But fewer units means less economies of scale in construction, and those costs tend to find their way into launch prices. Boutique product, higher psf.
The headline here is scarcity. Land supply is part of it, but scarcity is the point. Mature estates like Bishan do not get new supply often. When it arrives this small and this well located, it tends to set a new benchmark. The last nearby project, Thomson Impressions, launched in 2015. The next meaningful comparison point is a decade later.
